What is actually in a store-bought epoxy kit?
Open a typical big-box garage floor kit and you find a small can of part A, a smaller can of part B, a bag of decorative flake, a scrub brush, and a packet of acid etch. Most consumer kits sold for garage floors are water-based, which is what makes them safe to sell to someone working in an attached garage with the door half down.
Water-based means most of what is in the can leaves as it dries. What stays on the floor is a thin film, and thickness is most of what a garage floor coating is actually doing. A film that thin has very little to give when a tire grips it, when a jack stand digs in, or when a dropped socket lands on it point first.
The etch packet is the part that decides everything else. Acid etching is the kit's answer to surface preparation: pour it on, scrub, rinse, let it dry. It is doing chemically what a diamond grinder does mechanically, and it does it less reliably. Residue that does not fully rinse away, a slab that never dries completely, a spot that was oily and did not etch at all, and the coating over that spot has nothing to hold onto.

On top of the prepared slab goes a high-solids epoxy base rather than a water-based film, with the flake broadcast into it while it is wet. Peeling in sheets, where a strip lifts and comes up like a decal, is the signature of a bond failure rather than a worn-out product.
Hot-tire pickup
This is the classic second-summer failure. A tire that has been on July asphalt comes home hot and soft, grips a thin coating, and pulls it off the slab as it cools. Cracks and moisture
A kit has no answer for a slab that is moving or one that is pushing vapor from below. Coating straight over an active crack means the crack telegraphs through within a season.
